How Often Is Rent Paid In Florence

In Florence, as in other parts of Italy, rentals work like in almost all of Europe. In other words, you pay the monthly rent and when you enter the apartment you must give the landlord the amount of one or two months of rent as a guarantee, that he will return to you when you leave the apartment, discounting repair or maintenance values in case of damage to the walls or furniture, etc. It may be that the landlord would prefer to receive the payment every three months, but it is not very common. Also, if it is difficult for you to pay three months of rent , in a single payment, Spotahome has a filter to find properties “without deposit”, which can be very useful.

The Percentage Of Listings Of Houses For Rent Online Less Than 24 Hours

0% 0%

Looking at rented homes with prices below 750 euros per month, the most “affordable” according to idealista’s analysis, we are witnessing a real race to find the cheapest rent in Italy. Bologna is in the lead with 56% of listings snapped up in less than 24 hours, followed by Genoa , Florence , Turin and Milan . The other major rental marketplaces were decidedly less fast, with Rome and Catania , ahead of Palermo and Naples .

As landlords’ asking prices rise, the percentages of express rentals fall but remain high even in the 750-1,000 euro bracket, as demonstrated by Bologna, with 42% of transactions concluded within 24 hours, followed by Catania , Florence , Milan and Genoa . Variations of less than 30% were recorded in Turin , Venice and Rome . Palermo and Naples, with 13% and 6% respectively, close the ranking.

In the higher price brackets, the percentage of express rents decreases, but in some markets it is still very relevant. Properties for rent between 1,000 and 1,500 euros reach express rates of 31% in Turin, 26% in Bologna and 18% in Milan and Rome, cities where excess demand has produced a particularly strong tension in the market. In the most exclusive segment, with prices above 1,500 euro per month, Venice is a bit of a story in itself, followed by Bologna and Rome with the highest 24-hour rental rates.

Where Should I Stay In Florence With Kids

Yeah, of course, the historical centre of Florence is the place to be for all lovers of art but the city and its surroundings are covered in greenery: gardens and quiet corners, from the spectacular landscapes of the Boboli Gardens to the expanses of the green meadows of the Cascine Park. You know better than me that green spaces are great for kids, play in the nature is good for your children. Any names of green and child-friendly places? Definitely The Garden of the Royal Stables : it is a gateway into Oltrarno neighborhood and to city center. A beautiful green corner where your children can easily relax: run and play on the swings. Another beautiful green place in Florence is the Rose Garden : don’t miss it. If you go there, you will find yourself in an oasis, a small paradise on earth. And it’s just few steps from Piazzale Michelangelo. It’s really worth going there.

Public Transportation In Florence

Apartments for rent in Florence, Italy

Public transportation in Florence, Italy is widely used and services the vast majority of the city. Florences main station – the Santa Maria Novella – is situated in the northwestern corner of the city centre and provides hourly trains to Bologna, Milan, Venice, Rome and Naples. Before you board a train, ensure your ticket is already stamped.

If youre looking to explore other hill town destinations in Tuscany and Umbria, buses are probably your best bet – providing cheaper and more frequent ways to get to places off the beaten track.

There are bus routes all over the city, and buses are regular and inexpensive. Like trains, you must buy your ticket before you get on the bus, and these can be purchased from ticket machines in stations and kiosks. A single fare costs 1.20, although travelcards can also be purchased if youre going to use buses frequently. Buses are air conditioned, run regularly and have real-time updates of arrival times.

Its worth noting that travelling via bus can sometimes be a frustrating experience. Routes are often diverted and make the journey longer, while buses can be packed to the brim at rush hour. Theres also no overnight bus service, so youll have to use another transport option if you are out late.

Florence also has a single tram line, the T1, which links the citys only tram station Via Alamanni to the suburbs of Scandicci. The tram service calls at 14 stops and takes 25 minutes to travel end-to-end.
